Self storage software cost in the UK: a 2026 guide
Five of the seven other platforms we compare publish no price list. Here’s what the other two and StoreBay publish, dated and sourced, and the costs that decide the real total.

The short answer
- StoreBay costs £63 a month at 50 units and £999 at 2,000, plus VAT, on one plan that includes every site.
- Stora’s three plans ran from £126 a month (Essentials, 50 units) to £2,080 (Premium, 2,000 units) on 13 October 2026, paying monthly.
- Storeganise’s calculator showed £80 at 50 units and £560 at 2,000, for one location; from 250 units, more locations can raise the price.
- Storman, Kinnovis, 6Storage and Space Manager quote on request, and SiteLink publishes no figures.

Storeganise’s prices here are for one location, and more locations can raise them: at 1,000 units its calculator showed £280 a month for one location, £480 for two and £640 for five. StoreBay’s price is the same for any number of sites.
StoreBay’s prices are before VAT, and Stora’s terms say its prices exclude VAT. Check the VAT basis of any price you compare.

Three ways self storage software is priced
Most self storage software is priced in one of three ways, and some platforms combine them.

By units, sites or both
A price that rises with the units you run, and on some platforms with the number of sites or locations as well. You can check it at your size before you talk to anyone.
- 02
Plans, or tiers
Several plans at each size, each adding features. The price you compare is the plan that has what you need.
- 03
Quote on request
A price worked out for you, often on your unit count and the options you choose. You can’t check it before a sales call.
Among the eight we compare, StoreBay publishes one plan priced by units, Stora three plans priced by units up to 2,000, and Storeganise a calculator priced by locations, units and billing period. Kinnovis, 6Storage and Space Manager quote on your unit count, Storman quotes on request, and SiteLink charges a fee plus a subscription per licence without publishing figures.
03 / Beyond the fee
Five costs that decide the real total
The software fee is only the first of them. Price all five before you compare totals.

The software fee
Work it out at the unit count you run today and at the size you expect in two years. A price that suits 200 units may not suit 800.
- 02
Payment fees
Card and Direct Debit processing is charged on every payment you collect. Some platforms pass on the payment provider’s own rates; others set their own. Ask for the rates in writing, and compare them with the provider’s published prices.

Onboarding and moving your data
Some platforms charge to set you up or to move your records across; others include it. Ask what moves, who moves it, and what it costs.

Features on a higher plan
If gate control or the API sits on a higher plan, that plan is your price. On Stora, both start on its Advanced plan.

Staff logins
A limit on staff logins can push you up a plan as your team grows. Stora’s Essentials plan allows up to 5 team members and Advanced up to 10, with unlimited on Premium; StoreBay includes unlimited staff on its one plan.
04 / What to ask
Six questions to ask before you sign
Put them to every vendor on your list, including StoreBay.

What is the monthly price at my unit count, and at double it?
A price at today’s size tells you little about next year. Ask for both, in writing.

What do card and Direct Debit payments cost, and is anything added on top?
Compare the answer with the payment provider’s own published rates.

Is there a fee to set up or to move my data?
Ask what moves, who moves it, and whether saved cards and Direct Debit instructions come across.
- 04
Which features sit on a higher plan?
Gate control, the API and extra staff logins are the usual ones. Price the plan you’d actually use.
- 05
What does another site cost?
Some platforms price per site or per location. Ask for the price at the size you expect to be.
- 06
What is the minimum term, and how do I leave?
Ask for the notice period, and how your data comes back to you, in what format and at what cost.

Between £63 and £2,080 a month for 50 to 2,000 units, among the platforms that publish prices, checked on 13 October 2026. StoreBay is £63 at 50 units and £999 at 2,000, plus VAT. Stora’s plans run from £126 to £2,080, and Storeganise’s calculator showed £80 to £560 for one location. Storman, Kinnovis, 6Storage and Space Manager quote on request, and SiteLink publishes no figures.
StoreBay is £63 a month at 50 units, £159 at 250, £519 at 1,000 and £999 at 2,000, plus VAT, with every site included. On the 12-month plan it’s £52 at 50 units, still invoiced monthly. The calculator on StoreBay’s pricing page prices up to 20,000 units.

A quote can reflect your size and the options you choose, but it means you can’t compare prices before a sales call.
Not necessarily. Price the plan you’d actually need at your size, then add payment fees, onboarding and any extra sites. The cheapest starting price isn’t always the cheapest total.

Read on one day, in a browser
We read each platform’s own pages in a real browser from 13 October 2026, and kept the text we quote.
Stora’s prices, read off its slider
We moved the slider on Stora’s pricing page through every step from 1 to 2,000 units, paying monthly and yearly, and recorded each price. The table shows four of those steps, paying monthly.
Storeganise’s prices, read off its calculator
We typed sizes from 0 to 10,000 units, at 1, 2, 5 and 20 locations, into the calculator on Storeganise’s pricing page, set to pounds and billed monthly and yearly, and recorded each price it displayed. The table shows one location at four sizes, billed monthly.
No guessed prices
Where a vendor publishes no price list, we say so and stop. We never estimate a price on its behalf.
StoreBay’s own prices
StoreBay’s prices come from the same formula as the calculator on our pricing page, so the two always agree.
