Space Manager alternatives for UK operators

Besides Space Manager, we checked seven platforms that sell to UK self storage operators: StoreBay, which wrote this page, then 6Storage, Kinnovis, SiteLink, Stora, Storeganise and Storman. Which fits depends on why you are looking. Space Manager’s Spaceman Cloud terms renew automatically for successive one-year terms, so check your order form for the date and the notice. Checked 13 October 2026.

StoreBay wrote this page and is one of the seven. No platform paid to appear, and there are no affiliate links.

02 / Why compare

Why operators compare Space Manager

Space Manager is rated 4.7 from 7 reviews on Capterra UK, and 6 of those reviews are from 2018. It gives pricing on request, so most of what an operator weighs is in its own pages and terms, which are set out first. All were read on 13 October 2026.

What Space Manager’s own pages and terms say

  1. 01

Pricing is on request, by units

We found no price list for its software on Space Manager’s website: its pricing page asks you to speak with its team, and says pricing scales with the number of storage units under management, with the cost per unit typically falling as a portfolio grows. It says the number of facilities, the integrations and the reporting you need may also change the price. Payment gateway and access control integrations, API access, and onboarding and data migration support are listed as optional integrations and modules.

  2. 02

Renewal is yearly, and the price rises each time

Space Manager’s Spaceman Cloud terms of service (headed “Space Manager Infinity”) set the first term in your order form, then renew automatically for successive one-year terms. They add an annual price increase of 6% at the start of each renewal term. If each rise applies to the previous year’s fee, a fee is about 19% higher after three renewals. Invoices are due within 30 days, and fees are non-cancellable and non-returnable. A customer on an older contract may be on other terms: read yours.

  3. 03

The notice is in your order form

The Spaceman Cloud terms say an order form may be terminated in accordance with its own terms, and that the company that sells it may amend the terms at any time, with the latest version on its website taken to apply. Another clause says no variation of the agreement is effective unless it is in writing and signed by both parties. So the notice you owe, and which version and which rule for changes bind you, are the first things to check.

  4. 04

    Basic and Premium support

Every customer gets Basic support under its Spaceman Cloud terms: email only, 9am to 5pm UK time on weekdays, with a response within 48 hours in business hours. Premium support, which you choose on the order form, adds phone and online chat, 8am to 6pm on weekdays (UK time in its features list, local time in its service levels), and a response within 24 hours in business hours. Its website also gives a support phone number and Capterra UK lists phone and chat, so check which level your order form gives.

  5. 05

    Logins are licensed

Its Spaceman Cloud terms define a fair-usage policy by concurrent connections: more than 3 for every 100 active units. They also say the order form may limit the number of authorised users. Its help pages show a message when all licences are in use, and roles are set through security profiles.

  6. 06

API access is a module; we found no public documentation

Space Manager says it provides API access for custom integrations, and its pricing page lists API access among its optional integrations and modules. We found no public API documentation, sandbox or developer portal on its website.

  7. 07

    Spaceman Local and Spaceman Cloud

Capterra UK lists Space Manager as deployable in the cloud or on premise, and its support form separates Spaceman Local from Spaceman Cloud. Its platform page says Spaceman Cloud runs entirely through a web browser and that its infrastructure, updates, security and backups are managed by the company that sells it, while its FAQ page says the program has to be installed on a new PC. Ask which one your sites run on.

  8. 08

Payments and contracts run through other companies’ accounts

Space Manager creates the Direct Debit transactions after invoicing, and a member of staff sends them to GoCardless. Its news item says a GoCardless representative guides you through setting up your account, and its guide says you can log in to the GoCardless dashboard at any time. Its pages say card payments in its online shop connect the client’s Stripe account to its payment proxy, and that customers sign through a Signable account whose key you add. Stripe and Signable are your own accounts with other companies, and so yours to keep or end. For GoCardless, confirm in writing that the account holding your mandates is yours.

  9. 09

We found no hosting location; its terms limit transfers

We found no page that says where Spaceman Cloud is hosted. The Spaceman Cloud terms say the company that sells it will process your customers’ personal data only on your instructions and will not transfer it outside the UK or EEA unless appropriate protections are in place.

What changed at Space Manager

  • On 9 October 2026 the Companies House filing history of RADical Systems (UK) Limited recorded total exemption full accounts made up to 31 March 2026.
  • In October 2026 its release notes listed a refreshed look for Spaceman Portal, with the same page headers as the rest of Spaceman Web.
  • In September 2026 its release notes listed per-sizecode discounts in Spaceman Shop, so a different automated discount can run on each unit size.
  • In August 2026 its release notes listed size filtering in Spaceman Shop by type, size tier and price tier, and a basket that stays visible during booking.
  • In July 2026 its release notes listed sizecode grouping in Spaceman Desktop, which sorts sizecodes by type, price tier and size tier.
  • In June 2026 its release notes listed a discount scheme in Spaceman Shop: discounts set by the operator are shown to customers throughout the booking process.
  • In March 2026 its release notes listed online notice to vacate, which lets a customer choose a move-out date from its customer portal, and said the shop and portal were available in Norwegian.
  • Its Spaceman Cloud terms of service carry a last-updated date of 10 July 2025.
  • On 24 February 2025 the company’s own news page announced a leadership transition and a buyout, with the support of a new group of investors.

What Space Manager’s reviews say

All 7 of Space Manager’s reviews on Capterra UK were read and counted for what each says it likes and would change. A theme is printed when two or more reviews show it; praise and requests for change are shown together.

What reviewers praise

  • 4 of 7 reviews praise the support or the team
  • 3 of 7 reviews praise how it shows what is happening in the business

What reviewers would change

  • 2 of 7 reviews name a feature they say is missing
  • 2 of 7 reviews ask for another or a better integration
  • Shown by one review each, so counted but not listed: 2 praise and 1 would-change themes.
  • The 7 reviews run from 30 January 2018 to 20 June 2023, so all of them are more than three years old.
  • Space Manager answered 7 of the 7 reviews in public.

StoreBay is new and has no public reviews yet, so there are none to set beside these.

03 / When to stay

When staying on Space Manager makes sense

These are strengths Space Manager’s own pages and listings show, some of which StoreBay does not match. If one of them is why you chose it, staying may suit you better than moving. Whichever way you lean, ask for your renewal price in writing first.

Choose Space Manager if

  • You want a published list of access providers
  • You want a supplier with a long track record
  • You want a choice of payment providers

More that Space Manager’s own pages and listings show in its favour

Dynamic pricing and e-invoicing

Space Manager’s payments page lists dynamic pricing, which it describes as adjusting pricing based on demand, seasonality or operational rules. It also says it supports e-invoicing as an additional option.

More languages

Capterra UK lists Space Manager’s languages as English, French, German, Polish, Spanish and one other. Its March 2026 release notes say the Shop and Portal are now available in Norwegian.

Accounting built in

Space Manager’s SSA UK directory entry says it has built-in double-entry accounting.

04 / What to check

What to check in any Space Manager alternative

  1. 01

    Which Space Manager you run

Space Manager sells Spaceman Local and Spaceman Cloud under one name. Ask which one your sites run on, whether it is installed on your own computers, and who backs it up and who updates it.

  2. 02

The date your term ends, and the price after it

Find the end of your current term and the fee your order form shows. Its Spaceman Cloud terms add 6% a year at each renewal, so ask whether your order form says the same before the date passes. For comparison, StoreBay’s monthly plan has no minimum term and ends at the end of the month you cancel, and its 12-month plan is a 12-month commitment.

  3. 03

The price at your size and at double it

Space Manager prices on request, so get a written quote for your units today and for twice that, with every payment, access control, API and onboarding module in it, and with VAT shown separately: its Spaceman Cloud terms say fees exclude VAT.

  4. 04

Who is logged in at once

Count the people who need a login at the same moment, not only in total. Space Manager’s Spaceman Cloud terms set a fair-usage policy by concurrent connections, more than 3 for every 100 active units, and a new platform may price staff differently.

  5. 05

Whose accounts hold your payments and contracts

Ask whose GoCardless, Stripe and Signable accounts your payments and signed contracts sit in, and whether you can keep them. A platform that asks you to open its own accounts changes who holds your mandates and your contracts.

  6. 06

Your exact gate system, and the lock-out

Name your gate or lock system and check it on each platform’s list. Then ask whether a late payer is locked out automatically: Space Manager’s pages name providers and describe a “Remove Overlock” prompt when payments are reconciled; we found no page that says a late payer is locked out automatically.

  7. 07

    Support hours and level

Ask what support your order form gives, in hours and in channels, and what you would have on the plan you move to. Weekday office hours suit some operators and not others.

  8. 08

    Hosting, data and exit terms

Ask where your data is hosted, how it comes back when you leave and in what format, and check VAT invoices and licence-to-occupy wording. Then read the notice and data-return terms before you sign.

08 / Leaving

Leaving Space Manager: notice, data, payments and cutover

These steps run in the order that keeps your data, your payments and your customers safe. Check each against your own order form and the terms it names.

  1. 01

Read your order form, then the terms

Space Manager’s Spaceman Cloud terms renew automatically for successive one-year terms after the first term your order form sets, and say an order form may be ended in accordance with its own terms. Find the date your term ends and the notice your order form asks for before you do anything else.

  2. 02

Line the cutover up with the end of a term

Its Spaceman Cloud terms make fees non-cancellable and non-returnable, and add 6% at each renewal. Where you can, plan the move so the last invoice you pay covers the last month you need.

  3. 03

Take your data out first, and pay the last invoice

Its Spaceman Cloud terms let it suspend your access to the services while an invoice is unpaid after its 30-day due date, and we found nothing in them about returning or exporting your data when the agreement ends. Settle the last invoice, ask in writing how your data comes back, in what format and by when, and keep a full copy of your records and reports before you give notice.

  4. 04

Keep what the law asks you to keep

HMRC expects VAT records for at least six years, and in England and Wales a claim on a contract can be brought up to six years after it arises. Keep signed agreements, invoices and payment records for that long.

  5. 05

Direct Debit: whose account holds the mandates

Space Manager creates the Direct Debit transactions after invoicing and your staff send them, and its news item says a GoCardless representative guides you through setting up your account and that GoCardless makes a unique API key for each integration through an OAuth process. Ask Space Manager and GoCardless to confirm that the account holding your mandates is yours, and ask your new platform whether it can collect through it. If the mandates have to move to another provider, GoCardless says a bulk change away needs both sponsor banks to authorise it, comes with a pre-filled deed to complete, and can take 3-5 weeks. Plan it so no one pays twice or misses a month.

  6. 06

    Saved cards: ask Stripe

Space Manager says that when a customer makes their first contract payment in Spaceman Shop, their card details are stored in Stripe, with a token saved in its own software as the contract payment method. Ask Stripe and your new provider whether saved cards can move to a new account, and plan for any customer whose card cannot.

  7. 07

Signed contracts: keep your Signable account

Space Manager says you add the live API key from your own Signable account and that customers sign through it after paying. Download the signed contracts and keep that subscription until you have them all.

  8. 08

Gate codes: switch off the old access process

List your gate or lock system and where its codes live. Space Manager’s integrations page says it keeps facility access and occupier status in sync, and its online shop can grant access when a booking completes, a setting that is off by default. At cutover, disconnect the old system from your gate system, so only one system changes who can get in.

  9. 09

    Website and booking links

Find every link on your website that opens its online shop, including links that take a customer straight to one location, and redirect each to the new booking pages. Update your Google Business Profile, ads and email links.

  10. 10

    Switch off the old automation

On cutover day, turn off anything the old system still sends or charges, including payment files and any text messages. Then work through your cutover-day list: payments, access, website, emails.

  11. 11

    Keep your own copy

Download the reports, invoices and records you want to keep before your account closes.

Moving from Space Manager to StoreBay

  • We bring your records across

Your customers, units and agreements come across in a guided import that our team runs with you.

  • You check before anything is saved

Every import runs as a dry run first, so you see exactly what will be created before anything is saved.

  • Payment details are planned separately

Saved cards and Direct Debit instructions don’t come across in the import. We plan that part with you before you switch.

Space Manager alternatives: common questions

There is no single best one. We checked seven platforms: StoreBay, 6Storage, Kinnovis, SiteLink, Stora, Storeganise and Storman. Which fits depends on your gate system, how you want to be billed, and whether you want a published price. Checked 13 October 2026.

10 / How we compared

How we compared, and our sources

What we read

We read the public pages of Space Manager and the seven other platforms in a browser on 13 October 2026, all on the same day, and keep a dated copy of what we read. Everything said here about another platform comes from its public pages, its terms or a public register, apart from its reviews, which come from Capterra UK.

How its terms were read

Space Manager’s terms are the Spaceman Cloud terms of service, the PDF headed “Space Manager Infinity” that its own Cloud terms page links. A customer on an older contract may be on other terms, so check your own order form before you rely on any statement here about them.

How prices were read

Space Manager gives pricing on request: we found no price list for its software on its website, so this page prints none, and estimates none. The prices printed for other platforms are the ones they publish.

How reviews were counted

All 7 of Space Manager’s Capterra UK reviews were counted against a fixed list of 18 themes. Two separate AI passes labelled each review, a third AI read settled the few labels that differed, and a script checks that the words each label rests on appear in its review. Praise is read from a review’s overall and pros text and requests for change from its cons text, so praise written in a title or in the cons box is not counted. A theme is printed when two or more reviews show it; 2 praise and 1 would-change themes shown by one review each are counted but not listed. We do not quote reviewers.

How events are written

An event is printed only when a public register or the company’s own pages state it, in neutral words, with its date. We give no reasons, no deal values and no names of individuals.

Changes since the last check

None: first published 13 October 2026.

“No public evidence” is not “no”

When we can’t find something on a vendor’s public pages, we say exactly that and nothing stronger.

StoreBay’s column is what’s live today

StoreBay’s column describes the product as it is today. Anything we don’t offer is marked “No”.
