How this list was put together

UK relevance judged by the Capterra UK self-storage category and the SSA UK supplier directory (space-management systems), as of 17 July 2026; ratings from Capterra UK; pricing transparency from each vendor's public site.

How we chose

To be included, a platform had to be self-storage management software (not a generic booking or invoicing tool), be actively sold to UK operators, and have enough public material — a features page, a pricing page, a directory listing — for its entry to be written from evidence rather than inference.

Deliberately excluded: platforms with no evidence of UK availability, however large elsewhere; hardware and access-control vendors, which solve a different problem; and any platform whose capabilities we could only establish from a reseller or a review summary rather than the vendor's own materials. Where a vendor publishes no pricing we say so and stop — we never estimate a price on a competitor's behalf. Ratings below are from Capterra UK’s self-storage category so you can check every one.

StoreBay is our product — we build it, we wrote this page, and this entry should be judged with that in mind. Stora is the strongest modern UK alternative on this list: UK-based, conversion-focused, and the highest-rated platform here — 4.8/5 from 21 reviews on Capterra UK, as of 17 July 2026. It's also one of the few vendors that publishes pricing: Essentials from £126/mo (£105/mo billed annually) at up to 50 units, as captured 17 July 2026.

The factual contrast is packaging: Stora reserves the public API and advanced reporting for its Advanced and Premium tiers, so if those are on your list, price the tier that includes them rather than the from-price.

Storman

Storman is a long-established name in storage management with Australia, New Zealand and UK heritage, and an SSA UK supplier member — its strength is a sales-led, whole-of-business relationship that many operators genuinely value. On Capterra UK it rates 4.4/5 from 9 reviews, as of 17 July 2026.

The factual contrast is transparency: Storman publishes no public price list — pricing is by quote — so budget a sales conversation before you can compare it on cost.

Kinnovis

Kinnovis is a newer entrant headquartered in Austria and active in the UK and EU, with AI-led positioning — rated 4.6/5 from 18 reviews on Capterra UK, as of 17 July 2026.

It does not publish pricing — its pricing page is a quote-request form, as captured 17 July 2026 — so, as with the other quote-based vendors, the real number arrives after a call.

Storeganise

Storeganise is a global platform spanning valet and self storage, rated 4.7/5 from 18 reviews on Capterra UK, as of 17 July 2026.

On cost it's partially transparent: a public pricing calculator starting from £80/mo in GBP, as captured 17 July 2026, though with no published tier list — and enterprise pricing is by quote.

6Storage carries one of the largest review bases on this list — 4.7/5 from 90 reviews on Capterra UK, as of 17 July 2026 — and is an SSA UK supplier member.

SiteLink Web Edition, part of Storable, has by far the deepest review history here: 4.7/5 from 452 reviews on Capterra UK, as of 17 July 2026.

It's a US-centric platform — pricing is by regional quote, and there's no public evidence of a dedicated UK operation, as captured 17 July 2026 — so scrutinise the UK specifics in a demo: VAT invoicing, Bacs Direct Debit collection and support hours.

03 / How to choose

Seven checks before you shortlist

Vendor-neutral criteria — they apply just as hard to StoreBay as to anyone else on this page.

  1. 01Price the total, not the from-price

    Work out the monthly figure at your unit count — and at double it. Base fees, per-unit ladders and tier steps all move the number as you grow.

  2. 02Ask about the payment rail

    Processing sits outside the software fee, and some vendors add a margin on top of the underlying card or Direct Debit rates. A percentage of every collection, every month, compounds — get the rates in writing.

  3. 03Check what's gated

    If the API, reporting or collections tooling sits a tier up, your real price is that tier's price — compare the tier you'd actually need, not the cheapest one.

  4. 04Test the UK fit

    VAT invoicing, Bacs Direct Debit collection, storage licence agreements (a licence to store goods, not a lease of land), and support in UK hours.

  5. 05Plan the exit before the entry
